K4 Architecture + Design partnered with HealthSource of Ohio to bring a new state-of-the-art medical office building to downtown Wilmington. Originally exploring an expansion to their outdated facility, the design team determined that a new building would best meet HealthSource’s goals for improved efficiency, expanded services, and future growth. The new 8,400-square-foot facility sits prominently at the corner of West Main and South Spring Streets, with a carefully planned site that allowed the existing practice to remain operational during construction.


The design reflects HealthSource’s Georgetown prototype while adapting to the unique urban context of Wilmington. A mix of brick, cast stone, glass, and composite metal panel defines the exterior, reinforcing the brand while maintaining the street edge. Inside, the central nurses station anchors the exam area, maximizing staff efficiency, while natural light from a skylight creates a bright, open environment for patients and providers. Exam rooms are organized into suites, further streamlining care delivery.


Funded in part by the American Rescue Plan Act, the new HealthSource Wilmington Family Practice represents both an investment in the community and a flexible prototype for future facilities combining efficiency, modern branding, and a welcoming patient experience.
